What is a Short Sale?



Due to current economic conditions, some Sellers owe more on their home that it is worth in today's market.  If they need to sell their home due to job relocation or their inability to make the payments and/or they are facing a possible foreclosure on their home, they can put their home on the market as a "Short Sale". 
 
As their agent, we negotiate with their lender or lenders to "forgive" some of their loan(s) once we find a ready, willing and able buyer to purchase the home at today's market price.  For buyers, this is a great opportunity to purchase a home at or below current market value in "As Is" condition.  All short sale homes are not necessarily in disrepair. In fact some "Short Sale" homes are fairly new and in great shape.  However, since the seller cannot afford repairs and the lender does not want to incur any additional expense, then the buyer is buying the home in "As Is" condition.
